Vacant Staging
Allow us to help you with re-imagining your empty space, to appeal to more buyers. Showcase your home after moving out with stylish furnishings provided by Phoenix Rising. The staging of your vacant home will make your property more appealing to buyers.
We provide vacant staging services with furniture rental for home owners, investors, and model properties.Our contracts are run on a month-to-month basis with low renewal fees. We also offer a referral and repeat business incentive gift up to $120.
30 Day Staging Package: A brief walk through will determine a custom Staging Proposal outlining agreed budget, timeline, and recommendations which may include: number of rooms that need to be staged, curb appeal needs (that we may undertake), all furnishings and decorative staging items that will remain in the property.
Occupied Staging
The main idea is to utilize as much of the existing furniture and decor, with a few additional staging pieces, in a different layout, and highlight features of the house that will appeal to a NEW home owner!
30 Day Staging Package: A walk through will determine a custom Staging Proposal outlining agreed budget, timeline, and recommendations which may include: number of rooms that need staged; curb appeal needs, that we may undertake; minor repair/replace/upgrades, that we may undertake such
as neutralizing wall/trim colors, hardware for cabinets, etc; packing supplies to down-size and depersonalize that we may provide (we strongly recommend keeping all items that were packed up during the down-sizing and depersonalizing, stay packed away!
Potential buyers will walk in and see what they viewed online.) Additional staging items will remain in the property. Staging concepts include: material upgrades, color selection, furniture arrangement, and accessory placement.
We offer a Personalized Shopping Service, directly through our consultants, for sellers of occupied homes that need extra accessories to showcase their home.
Walk Through Consultation
(Estimated time 1-1.5 hours) This service is to assess the property so we can develop a "Show Ready" package to make your home or listing steal the show from the competition!
Walk Through Staging Proposal: Together we will start by 1. walking the home's exterior noting any curb appeal needs. Then we'll 2. visit each room, 3. take pictures, 4. discuss any areas for potential repair/replace/upgrades, and 5. address packing options for down-sizing and depersonalizing, if occupied. A FREE estimate of the staging services will be given the same day.
A Staging Proposal, with pricing, will be emailed by the next day reviewing the Walk Through including pictures, and our recommendations for which staging services
will both fit your budget AND create a lasting impression for potential buyers!
Camera Ready Staging
(Estimated time 3-5 hours) The camera ready service is great for houses that are owner occupied, just before listing. In addition, to if you want temporary staging just for pictures in a vacant property. An available home will also benefit with a potential boost in online and foot traffic!
We will visit the home just prior to scheduled service to quickly access the layout as well as make a list of any additional staging items to bring.
The day of will take any where from 3-5 hours preparing the home for a photo shoot that will highlight the best features and make the space POP! (This may include down-sizing and depersonalizing certain items by safely packing and storing them at the home, while the home is on the market.)
After the photo shoot, we will return to pick up staged items or can leave the items for an additional fee.
Online Staging & Design
After snapping a few pictures of your room, we ask you to complete a simple questionnaire form which indicates decorating goals and what inspires you. With this, a custom online decorating plan is created for you. Projects include space planning, furniture arrangement, room color scheme, shopping list, and decorative accessories like artwork, lighting, area rugs.
